I think I almost got this shot right but something is not quite right. Any advice on how I could have made this better?

Nice image. I like that you put the tree between you and the sun to help cover up the brightest part of the sky. It helps the blue sky to not be over powered by the white area closer to the sun.
I would recommend you find a way to recompose this image. If you look at the lines in your image, they are all up down or left right (sidewalk, tree, row of tents, horizon). Coming up with a composition that adds some diagonal lines will help your image to look less static. If you have the opportunity to go back to this location, try shooting when the sun is closer to the horizon. A colorful sunset/sunrise sky with the tents as silhouettes in the foreground could be a wonderful composition. Tim

The diverging lines (shadow & sidewalk) are a bit distracting. If you want to highlight those beach huts (something that lends itself to a lot of creativity, btw), I would get a lot closer and lose the tree altogether. Keep shooting!
